At .34 of an acre, it is reasonable to expect the property could be subdivided into 2 lots and a single family home, perhaps with secondary suites, built on each. In addition to subdividing, a variance would need to be approved for each lot, as there is inadequate lot depth (60 feet) to accommodate regulatory setbacks. Although the existing 2 bed 1 bath 1945 built cottage is currently on septic, sewer connection is available directly across Atkins Road. At .34 of an acre, if rezoned (from existing R1 SFD to R2 Duplex) and a variance is granted regarding setbacks (as lot is only 60 ft in width), the lot is of sufficient size to be subdivided into 2 lots and for a Duplex unit to then be built on each lot.
